Think of him as a weapon, not just a TE. He'd play out of the TE spot most plays, H back others and split him out too. He can block as well. First year, maybe ~50+ catches, 700+ yards, 10 carries, 75 yards, total of 5-8 TDs. BUT - his production will only increase going forward. He will be matched up vs LBs or safeties most of the time and his speed will dominate them. McVay will have the flexibility of using multiple dynamic TE sets. Think of Puka out there with Sadiq, Ferguson and Parkinson. With Williams. they'd have five pass catchers, or three add'l blockers on a run, switching up on consecutive plays.
